If you need to install central air or replace a furnace that is going to cost a few thousand dollars.

Doing some work in the attic to shore up air leaks would help.

@Dan GustavsonI’d also Rent out the RV as an air bnb and then kick the dog out of his house and rent it as a mother in law suite ,throw out the Christmas crap in your attic and rent it to college students , convert your sons tree house to a sober living for men home .

When I am living in the new build I plan to do Air bnb, so I am not sharing a space with my tenant.

Here recently though, I have been listening to a lot of podcasts and reading a lot of info on using them as air bnb.

Sounds like a fun property though I would love to have a ranch with my own private lake stocked with nice Kamloops Rainbows :) and an air strip of course..  

As a buyer, based on these facts, you should consider pushing for smaller binders and for more prolonged inspection periods.

You could also do something like an Air Bnb in Flagstaff area. 

New walls, new paint, new windows, new appliances, floors, new electrical, new plumbing, ceilings, possibly the roof, air conditioning, water heater, etc.You might be tempted to say: "I am not sure that it will need all of that".

My goals are to have Air BNB by buying and renting other landlord's properties as well. in between those Ill love to flip affordable housing for first-time homebuyers, For those whose budget, is lower.
