With 3 rentals at that time and 1 rehab project on going it was ok...now that I want to scale I know there will be issues with multiple projects, multiple charges and invoices coming in, the ball will be lost...I want to be ready to cope with that.

I ran into a similar issue last week where a couple of the properties I made note of "didn't exist". 

@David, I'm on going on the impression that it's a 15kjob, hence that I have no idea MYSELF because I have no GC.

I don't want to stir the pot by telling the tenant about the ongoing HOA complaints (long story).

As I ran my numbers (using the Bigger Pockets calculator, another site's calculator, and my own spreadsheet) I came up with a NOI of $30,000, a 6.8 cap rate using $450,000 purchase price. 

This week I ran a credit report and see that the mortgage debt is still populating on my credit report.

You need to be able to pay the mortgage, utilities, yard maintenance, all while the project is ongoing and even before the project begins as you wait for engineer drawings, get permits, secure contractors, etc.Another thing to consider is whether you want to get a GC or manage the project yourself.

However when I first started the rehab I ran out of money and had to wait for a couple of months to put some more money together and use credit cards and things like that for materials, (I said Long Story Short), I quickly became very resourceful on finding more money to end my nightmare.
