With 3 rentals at that time and 1 rehab project on going it was ok...now that I want to scale I know there will be issues with multiple projects, multiple charges and invoices coming in, the ball will be lost...I want to be ready to cope with that.

You need to be able to pay the mortgage, utilities, yard maintenance, all while the project is ongoing and even before the project begins as you wait for engineer drawings, get permits, secure contractors, etc.Another thing to consider is whether you want to get a GC or manage the project yourself.

However when I first started the rehab I ran out of money and had to wait for a couple of months to put some more money together and use credit cards and things like that for materials, (I said Long Story Short), I quickly became very resourceful on finding more money to end my nightmare.
