I am not sure if this is the right place or not but I wanted some input into any obvious issues with my lease option offers to the tenant buyer that earns plenty of income but doesn't have the cash right now and wants to improve credit before purchasing but would like to lock in the price as our market is still struggling with inventory. 

July 26th I got a text from the tenant from a new number with another sob story wanting to stay, but still not offering a July rent payment. 

Purchase: He says banks don't offer 30 year loans for CRE.

If the seller only offers 1% and you have signed the form stating you are willing to pay 3, then you will make up the difference (2%).

Does your market offer Duplex/Triplex/Fourplex housing?

If it is being sold as-is and they are only entertaining cash offers, it could be because the house is not habitable in which case a bank won't touch it with a mortgage. 

If everything is working for you, why even entertain the offer.
