Where this overlaps with your question is that I've found that some independent special needs people have a work or life coach to help them keep on track with day to day things like paying rent and job performance.

It may hold true for other areas of life, and maybe even other areas of investing, but I don't see any application to ground up construction.

Because they might bring fakes or altered documents; computer software these days is inexpensive enough to make this more feasible for anybody to do.
