I reckon my situation is a bit different since it's not a typical 9-5 and I was self-employed but I enjoy doing both. 

Dividing the bill by square footage is an interesting approach, but given that they occupy 1/3 of the home I don't think it will make a difference.

The numerator will include your cash flow and principal pay down.

Every property have another story but it looks like there is not a lot if different between both of them.
