My thought is to pay out the owner in 2 years, hold for another 3 while fixing it up out of cash flow, and sell for a nice profit after 5 years.As always, any input is greatly appreciated!

Like many questions that appear at BP, Ronald did the right thing by asking a follow up clarification question.As I understand the question, you, Dave, were asking about park availability.First, while the numbers are nowhere near what they used to be when I first started, developers are building new parks that will at some point be on the market.Second, there are over a thousand parks on the market right now.

Over time, with decent records, you will be able to develop your own conversion percentage and really be able to project, if I look at 100 houses and make (super low) offers on 75 of them, I can expect to actually negotiate and buy 2 houses.

The owners ran into some trouble (the ground froze mid dig) and it was expensive but the end result was a nice LEGALLY finished basement.
