I actually have a buy & hold property right in your neighborhood! 

In some neighborhoods if they go vacant, there could be tens of thousands of dollars of vandalism.

Look on craigslist or other local ad resources for houses in the neighborhood. 

Hi BP Community, I have an opportunity to purchase my grandmother's home in a very nice Nashville neighborhood.

I decided at the time that I wouldn't pursue it as I convinced myself it was risky in case the neighborhood turns for the worse.Well, the property I purchased ended up renting very quickly and for $200 above the projected rent and the property next door just dropped in price, so it's looking attractive again.I'm hoping BP can convince me one way or the other.

The bank has asked for a notarized copy of two id’s, along with the Operating agreement and Articles of organization.

I concede it bothers me that’s where property is at in my neighborhood but it’s either buy now before the boom or probably not at all.

I have the opportunity to buy a small 3/2 SFR in a B+ neighborhood actually just down the street from my own house the Indianapolis area.

The house is 120K 3 bedroom, 2 bath looking at 700-800 for the mortgage payment If I put the 20% down and neighborhood rent market is about 1200-1300
