Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

One trend I've seen is that, given the market cycle we're in, small towns / small cities are worth considering as bigger cities seem to fluctuate more with market downturns.

I will keep repeating this cycle until it stops working.

However in the current market cycle properties are selling at prices that are very favorable for sellers so you may need to bring close to 40%-50% to the table.

The good news was that we bought early in the cycle and values were going up the whole time we were litigating.  

Have you taken a deal full cycle before? 

After several cycles you'll be able to add cash to your coffers.   

She can move the money and you wait two bank statement cycles to show it's yours to avoid the question.

Thanks  As far as I know, everyone is doing this for 1031 cycles when we near retire.

It is also quite passive to get into a syndication that goes full cycle in five years and then invest in a new deal for the next five years.
