Now if you inspect the property/bring the broker out there with no way of closing, then you're a tire kicker. 

I notice at purchase you have $1800 closing but show no loan so assuming hard or private money, or cash and $1800 goes to inspection and title work?  

The consultant needs to (1) do a site inspection and (2) review a government database search. old reports may or may not be available depending if the seller or property owner provides one.  

You can look at their true costs, the condition of the park for Capex needs, the reservations that happen, leases that may exist, get inspections - I'm sure you know all this.  

Otherwise, it's hard to manage sub-contractors, inspections, and the Residents themselves when you aren't local and able to physically be there.
