@Jackie F. there is a tax status called a "Dealer"   which is very negative if you are categorized that way by the IRS. 

This may be a property where you MIGHT have to follow up in 3-6 months to see what the status is with the realtor.

You can do everything required to get your license, have it on an inactive status and then find a broker to hang your license on.  

We drive them as a business decision, not a status symbol.

Can the HOA actually enforce a rule like this when it was provided documentation from the state that this vehicle is current and taken care of, it is just in non-operative status?

Otherwise, when you come to refi conventionally, you WON'T be able to borrow enough to clear you back to your original status before you borrowed from your HML.If you leave any of your own deposit (or previous borrowings) in the deal, then it's not helping towards a REPEAT after all!

That's a big pitfall with raw land if you don't check into that status on each parcel first.

"Preforeclosure" is a status prior to the legal filing of the notice of default and is limited to loans that are past due but not delinquent enough to file the notice of default.
