I've heard from some people very connected with this neighborhood that anyone that says they are getting over 50% occupancy during the Covid era is not being truthful or they have lowered their prices to rock bottom.

My understanding from the realtor (I have not had a separate inspection done) is that the current septic setup would be incredibly difficult and expensive to setup with a leach field due to the property being built into a rock face on the water. 

Many of my clients are looking at the suburbs, especially Round Rock, Cedar Park, Pflugerville, and San Marcos.

Highland Park and Eagle Rock are great areas.

WE also had a 700 acre tree farm in Willamina for almost 15 years we sold to Stimson about 5 years ago.. that was a killer deal I split off the front 100 acres into 10 lots that paid for the entire ranch.. timber was/is about 10 years from being prime but there was 500 acres of it well stocked and managed with 5 miles of rocked roads through it.
