Justin R. depending on what's under the stairs, you may or may not have 'easy' options on the stairs.Floating vinyl flooring (looks a lot like wood) has worked really well for me in kitchens and hallways, etc. but i've found that I like ceramic tile better in bathrooms ... it ends up being easier to maintain over time.

Already have an issue in the basement kitchen pipe was froze and broken.

Now though, you can have a house that looks totally updated, has a fantastic new kitchen with granite, has a brand-new bathroom, has new hardwood floors and high grade trim, and the buyers will jump all over itThen along comes the so-called experts, with their 1972 pocket protectors and arrogant egos, and tell you that none of that has anything to do with value.

I am currently living in a house while remodeling the kitchen and deck in preparation for rental.  

If you are living in your house for 30 years and add a new kitchen and bathrooms over the years your not going to add the amount you spent on these renovations to your home price.However, as a investor the swing works a little different.  

The ARV was off by about 25%, and they were trying to sell a total kitchen remodel, total remodel on 3 baths, new flooring throughout (3,000 sq ft), all the other bells and whistles on a full update of a 1970ish home, in an area where designer (not top of the line, but designer) finishes are expected at about $45k.  

Looks like the electricial wiring is original two cloth-insulated wires, although the kitchen and bathroom have three-prong GFI outlets.

Or played hammer-darts in the kitchen...Even though you are kicking her out, be nice about it, follow the law, and make it worth her while to leave the property in good condition.Good luck.
