Justin R. depending on what's under the stairs, you may or may not have 'easy' options on the stairs.Floating vinyl flooring (looks a lot like wood) has worked really well for me in kitchens and hallways, etc. but i've found that I like ceramic tile better in bathrooms ... it ends up being easier to maintain over time.

If you are living in your house for 30 years and add a new kitchen and bathrooms over the years your not going to add the amount you spent on these renovations to your home price.However, as a investor the swing works a little different.

The ARV was off by about 25%, and they were trying to sell a total kitchen remodel, total remodel on 3 baths, new flooring throughout (3,000 sq ft), all the other bells and whistles on a full update of a 1970ish home, in an area where designer (not top of the line, but designer) finishes are expected at about $45k.

Looks like the electricial wiring is original two cloth-insulated wires, although the kitchen and bathroom have three-prong GFI outlets.
