I have finance pre-approval and I also have private financing worked out just in case the conventional loan doesn't work out.

Capital raising can be intensive if someone does not already have a database of investors they have built up over  a decade of time.

Wholesale deals don’t always work out.

But even thought it did not work out in that case, that same Realtor brought me a deal shortly thereafter, so it was still a worth-while effort.

I know @Robert Higdon mentioned 203k loans, however I'd be leary of this option because this is a fairly complex, time intensive, paperwork strewn option (search BP for post's by other on their experiences with 2032k loans) and do you really want to go through all of that for 2-6k of work that needs to be done?

Hello everyone,   I'm trying to work out how to get out of an interesting situation.

That may mean occasionally passing on what may be a viable deal but I'd much rather find a deal where the numbers work out with the added buffer.As for this property, it doesn't look to great on the surface but you may be able to refine a few things.
