Many times, they'll use an expensive title company to quote fees from and then use a different title company that's cheaper so they don't have to redisclose after the CD has gone out.Some lenders won't work with certain title companies because they may have been slow getting trailing docs or sending closing packages or they don't follow instructions.

I wouldn't say that it's risky, especially if you can afford the higher payments without the additional cashflow coming from your next property.This is a standard method of building wealth, the same way you're leveraging a mortgage on your rental property with the exception of your down payment, again you'd be simply leveraging debt to earn a bigger yield with predictable cashflow.Now how you structure that equity take out or Home Equity Line on your home WILL impact your long term borrowing goals.I'll send you a DM to instruct further on this.Jacob

The goals would be equitable distribution to the 4 blended marriage kids, fair compensation to the kid who is executor, and any instructions on whether to demand the 4 properties remain as income for future generations or sold to buy cars, trains and automobiles for the decendants.
