If I have had a negative tenant experience (late payments, hostility, drug use, damaging property, etc) one of the options available is for me not to release.

Generally speaking my tenants communicate so it's not usually a surprise either.I do network with locals for local advice, which is why I'm genuinely curious about the lead issue and your experience with renter assistance programs causing problems.

This offer would also give us enough capital to finish the rehab through a construction loan and draws.However, we are also not opposed to having another team come in and complete the job if we were to find the additional 500k.Just looking for guidance or anyone who has had experience with this or hard money companies that can offer the full amount to refinance this current loan.It's a great property with a lot of upside but unfortunately was put in a difficult situation.

@Aaron Henes I've bought several turn-key properties through Norada last year and have had a good experience.

With a high HOA and always the potential for future assessments when renting at a net negative, just sell it and get what you can and chalk it up to a learning experience.
