When Do you think the best time would be to sell off a small portfolio? 

Unless you are incredibly confident in your reno assumptions, I'd recommend getting a contractor out there ASAP to give you an accurate reno estimate if you want to go that path.

I hear the same story about how the general economy, my length of time owning the business, etc are reasons credit unions (same ones who were on board before I bought the brewery) are now not willing to finance. 

@Mike Grudzien well, they didn't accomplish it the first time but I do think they can make it work if they hit the nail on the head with their 5 points.

I plan to start with about $5,000 in reserves and save up to around $10,000 over time.

Additionally, property taxes and HOA fees are often higher in these developments, and it might take time for rental rates to stabilize.
