Hi, I am in the position to buy a single family historic home with an ADU in the back that currently has a tenant in it paying $1600 a month including utilities.The home has 3 beds and 1 bath and needs some light work such as floors including leveling of one bedroom where the floor is dipping, a few windows, stair repair, painting and landscaping as it sits on a 7000sqft lot.

We currently have the below "bad debt" positions:Student loans - 50k (6%)Car loan - 29k (7.09%)2nd lien (current primary home) - 80k (6.08%)401k loan - 30k (9% - paid to yourself)401k loan - 20k (9.25% paid to yourself)Household income of 267k (not including bonus), roughly 100k cash currently and save around 6k a month not including yearly bonus's (33k + 14k = 47k net/yr) + 72k/yr (6k/mo x12) savings = 119k total net savings per year (rough estimate not including current rental)Should we pay off existing debt with the exception of our home loans (not including 2nd lien) or invest in a 250k townhome* that can rent anywhere from $2,000-$2,750/mo?

The list of restrictions for each includes front, side, and rear yard setbacks, limits on the percentage of the lot that can be covered by the building, required parking, etc.If you want to put a duplex in a single family area, you may be able to do so - but first you'll need to get the property rezoned to permit that use.

Thank you,Rami Risk/reward, it’s one of the only areas in region you can get a really good deal vs peak prices, but there’s obviously the risk it doesn’t come back or that it gets worse, I’m slightly risk adverse & crime is something that I have no control over, so I’d probably not be a buyer there but the prices certainly are interesting, if I was included to invest in a down home in dc I’d probably look more Michigan park/riggs park area.

Ideally, it would be something that not only allows to register all the different expenses related to the property and mortgage, but would include the amortization of the mortgage so you can see on the same spreadsheet how much your equity is growing.Thanks
