Why would you give up the real tax advantages and cash flow of a single family rental for having no access to the cash flow while it's in the IRA and having all your cash and gains taxed as regular income when they come out?

On maintenance costs we like to separate the unit turn costs from regular maintenance to track both.

I am all for setting myself apart from the regular investor!

You can get all of the parts from them and then hire a regular electrician to install the setup.

I would receive emails from him regularly pitching one thing or another and much of it was pretty good advice - Webinars and whathaveyou pertaining to REI.

But more important the that is build a really impressive identity that people will gravitate to.All of that being said...don't get so caught up in the website/marketing syndrome that you forget about your day job.
