Does anyone know how hard it is to get a rezoning from SH-RS single family to SH-RM multifam or a PD that allows more occupants per unit?

Should I follow this rule when investing in real estate.Recently bought a 550k house with an attached ADU unit thats projected to bring in atleast $1500 monthly income if it has a renter.

Last night after work I had to fix a water heater on one property, a water line leak under a sink at another property, and work on an HVAC unit at a third property.

I do quarterly inspections of the units and other inspections of the property.

Background info: A tornado came through about a year ago and tore up the carports for a rental property of mine in Iowa (I own one unit in the 12-plex).While the carports have been rebuilt, the HOA's building insurance is coming up for annual renewal with a VERY steep price tag.

I am looking to purchase a 10 unit apartment. 

Seek guidance from end-users/landlord upon DIY water submetering for triplex unit.

I would love to self-manage as many nearby units as I can but am open to investing with management and long-distance, as well.
