Maybe if you finish everything, but by that time you're all in somewhere in the mid to high 400's, and remember the 5 years worth of payments at $1600 / mo.Lack of future appreciation - I can't imagine you're going to get another 60% appreciation over the next 5 years with a new build.

The broker I got the loan from has suggested that I create a second llc and sell the home to myself for $185,000, then use the proceeds to get all of my cash back out to use for future deals.

What was meant by capital gains comment was that right now, I’ve lived here for just over 2 years, so no capital gains, but if I sell in the future, I’d be on my own for closing costs and would have to pay capital gains (after renting the place out).
