My question to BP is what do I need to do to get a legally binding easement right provision from the neighboring relative for future excess to the property?

Some houses have loads of excess space in bathrooms.

I'm in the early stages of developing my single family home into a multi-family condominium building here in Los Angeles.I've created a nice pitch for potential investors, but I don't have the skills or experience necessary to create an accurate pro forma for my project.Is anyone familiar with a company that helps in the creation of these, or is there someone here in the forums that'd assist in creating one for me, for a fee? 

My yearly tax refunds are always in excess of $20k every year, so I have always been careful to stick that money in a reserve fund in case I had two or more empty houses vacant at any one time.

I'll sidestep the insurance/LLC discussion for now, and say that you both cash, and excess cash flow to keep this as an investment.

So I'm still in the beginning stages of looking into buying here. 

The excess commission would be paid by the buyer.

Currently I am in the stage of saving money to make my first offer on a property.

Some like rental properties, some think renting could be a serious headache and yet at some stage some may try both.
