Certain things like plumbing and electric, the contractor is going to have a much better idea of what you need to get saving you A LOT of time trying to find the right parts.If it's asthetics you're going for, you may want to go and pick out the material to make sure you like the final look.

I may call the electrical company and see if they can tell me the average bill.

I completely rehabbed the systems of this property with new electrical and plumbing systems.

Need to run electrical, insulation, sheet rock, closets and 2 windows.Thinking $4-$6000 material.Electrician will be your most cost. ( labor that is ).Everything else is pretty simple .Are you thinking of pulling permits?

I've had the real estate bug for about a year now and have read many of the Rich Dad Books as well as some of the bigger pockets books.

No bad experience to report, they where key in helping solve a bed bug problem I would have struggled with (the tenant stayed through the "spraying" process). 

Doesn’t matter if electric is on or not.  

I’m in Dania Beach and my tenant just threat me that if I keep bugging asking for the rent ( which 2 months are owed) he will get a lawyer and since he is sick and old he could stay at least one year without paying me any rent.
