Underground oil tanks , cesspools, foundation problems, old plumbing and electric, poor if any insulation just to name a few.

I will need demo, electrical, plumbing, and framing. 

This was a major (and beautiful) remodel, and everything in the home was replaced - new A/C unit, new duct work throughout, new irrigation system in the backyard, new artificial turf in the front, new flooring, plumbing fixtures, cabinets, and designer features found throughout!

( just for a reference as I'll be requesting Schedule E or 1065 form from the existing owner)  Since I'll be knocking on their doors and asking them, I might be shunned away or not welcomed, so I was wondering if there any tips you all can share which would help me approach the tenants Would offering them a chipotle or subway gift card for 15 mins of their time, a good idea?? 

We fully updated this 1956 home with a new bath, kitchen, paint, refinished hardwoods, mostly new plumbing and new HVAC system.
