The tenant who is renting from me would like to put a down payment and transfer from tenant to Land Transfer contract. 

While title companies will occasionally insure ownership of a property surrounding a cloud, they will refuse to insure any title to be transferred with a "cloud."

I'm considering creating another document that is completed individually to collect this data.

I am looking to transfer the title of the house to my  LLC before getting the builder's risk insurance.I am concerned that my mortgage lender might trigger the "Due on Sale" clause.Or that they have a concern with the fact that I took a insurance through my LLC without notifying them ?

To transfer the title to an LLC your loan would need to be refinanced.  -- from lender. 

This falls towards analyzing data for rent and possible value. 

The standard answer is SFH and 2-4 unit MFH are valued using sales data of previously sold comparable properties (i.e. aka COMPS).

Technically speaking most if not all Mortgage companies have a "Due on sale" clause and when transferring title it's technically a sale.

They then have 72 hours to submit new data. 

I plan to transfer my properties to management company.
