If you mail to those 1000 people 5 or 6 times you should see an increase of responses up to 3-4%.Direct mail becomes more cost effective and yeilds higher returns (5-6%) when you utilize a targeted mailing list.

Your 23K "sweat equity" has no effect on your old loan balance.If the new value of the property is $180K, and there aren't any credit issues, you can almost certainly refinance for 80% or $144K.

If you cause damage with the tunnel you have violated my right of subjacent support.Any of your rights may be sold and may have been in the past but they would have to show up on a title search.Multi level condominimums are a prime example of your right to own air space because that is what you are buying.

For example, if you charge $1500/month with $500 rent credit, the tenant would receive $500/month toward down payment if exercisting the purchase option - in essence this means that they were effectively paying only $1000/month during the rental period with a "forced" savings plan to help with the down payment.

I also am wondering what the best way to transition into writing up the offer and getting them to agree to sign it so that I can move forward on trying to promote a signed agreement at my local clubs.Many times I end up making the offer, and they say something to the effect of "let me think about it", "i have other offers" or "i dont want to sign something and be locked in", etc...
