I don't have a sound answer for you because I don't know the whole picture but I would suggest getting out of the 15 year mortgage at a minimum.   

I am looking at the bigger picture here in terms of the goals for this year and completing this first deal is just the starting point.

She would then sell to me for $22,000 to be out of the picture and then I would sell to investor.

We are ready to start on making our goal of 12 years ago come true, to build our custom home mortgage free.

Now for the bigger picture, basically, I want to flip houses for a living (yes, I want to leave my job [surprise, surprise]) and own rental properties all throughout the US. 

We take very detailed move in pictures for legal purposes and when we are given notice that a tenant will be leaving and what date that will be on, we list it and show people the move in pics and the stats of the the unit, along with any planned upgrades.

However, I have never heard anyone state a case in which Legal Zoom has failed any customer in regards to setting up an LLC as a real estate investor.

I have had a lot of scammers rip off my ads in lots of areas, and post fake ads with the same pictures and a crazy low rental rate.

Having done that I am now preparing my first mailing for motivated sellers.I wouldn't discourage you from door knocking, I think it can be a valuable learning experience, however I would have to agree with @Lynette Braun that "touching" the customer with mailings or social media prior to meeting with them is more in line with your long term success in this business.
