When I look up on the court records I see both of our names in there.

Attend local RE associations and meetups (once group functions are allowed again), and meet people doing what you want to do.

Courts aren't open to rule on judgments. 

Think of it this way....if the tenant takes you to small claims court, could you show the judge that the tenant did the damage?

Even if evictions are allowed, many courts are not currently hearing the cases or they are taking longer. 

I assume all of them have a built in functionality to edit minimum stays so that if you get july 1-8 and July 9-10, you can open yourself up with a single nigh t(if someone really wants to waste their money on that).

Some of these functions have moved to bigger stores or are popular in malls too.

Then say if you do not receive your deposit by that date, you will file against them in small claims court.
