I'm relying mainly on rent-o-meter and some of the comparable properties I'm seeing listed on Craigslist.

If a L/O in Texas is not performed to the letter of the law, the Buyer has considerable recourse against a Seller (YOU) and you can end up in a much worse financial predicament.

I like cities near Air Force bases, in part because we can look up the housing allowance for E-5s or O-2 or 3s, and start with that number for our rents. 

I'm calling general contractors in a market where I haven't worked before to screen and get quotes for a buy and hold duplex.One of them said I should just hire subcontractors for the work I need done (roof, paint I/O, floors are the bulk of it) and save money.I'm sure someone has done this.

You need E&O insurance for the brokerage.

I pay a flat fee of $500 for every transaction and $150 for E&O Insurance.
