I've refinanced everything at least once,   primary objective being reducing the monthly payments, secondary object reducing debt.

The easiest way to make a mistake is to chase shiny objects instead of going in with a plan.Spend the next 5-6 months saving up and educating yourself on the different type of investments, how to finance them, and how to manage them.

The goal was to find a financing strategy that aligned with my long-term investment objectives while ensuring the project's financial feasibility.

No system is perfect, so don't waste your time chasing after the next shiny object.

In this case, the REI bought a contract with no value.The object of the Option is to gain complete control over the property during the option period.

You may speak every day, you may see each other every day but it's not the same as having a formal meeting with defined objectives and devoting the time to the management of the investment/business - and nothing more.Please know that despite how investing is pitched often times on BP and other forums - real estate is a tough and complex business. 

Are the sellers legally obligated to ensure that the fence is installed correctly on their property, or to obtain written confirmation from the neighboring church stating they have no objections?
