Make sure the tenants know how to operate them safely (no extension cords, no loose items near them, check the plug occasionally to ensure it's not getting hot to the touch, and ideally run them on the 750 watt setting and not the 1500 watt setting).Also, there is a lot of small multifamily that has the utilities separated, but regardless if it is or isn't, if the numbers cover your expense you are ok.

I don't see why you feel that you need to get some kind of professional inspection if all that was done was changing a few plugs, switches, fans, and just the cosmetic cover that goes over the breaker box.The buyer should have gotten a home inspection for themselves to know what they are buying.I personally wouldn't bother with any further inspections/certificates/permits.

Currently we don't have any REI meetups in the area, a community in the county has a real presence with REI with money to back it so it is hard to butt in.
