If you don't have a contractor, shop around for the hardware (appliances, counters, flooring, etc..) to get an idea of the material costs then add in labor of hourly rates for the install.

Personally, I love the duplex idea, because when you move out, then it's easy to manage renting out both units.

Over lunch yesterday I  was discussing with a friend how the business has evolved in recent years.

Any opinions out there on if I would have any legal right to get the earnest money returned to me or should I just be happy he is willing to let me out of the contract and consider the $2,000 em cost of doing business?

I'm looking to develop contractor garages, but ideally those would be slab on grade, so I couldn't do that everywhere without a lot of site costs.I'm new to this space, and looking to also get an idea of developing over fill and what that process looks like.
