More times than not, you can pool X properties in a tranche and meet lending minimums ... kind of like builders do with new developments, with or without release clauses, and get 'reasonable' terms.

Landlord laws are per your state and their are groups probably you could join for classes and support in learning the landlord laws and getting the right paperwork re: leases set up for your property.Hiring a property manager would take a big chunk out of the budget and then they still hire out labor to do repairs usually so your paying them as middleman to call an electrician when you could probably do that yourself.

Our standard one currently states that buyer will deliver the inspection contingency removal addendum with a complete copy of the home inspection report, or they will provide a standard release agreement.

Of course, you could always look to a realtor and get a list of expired, canceled and temporarily off the market properties, not to mention the ultimate: sale fail release, which are properties that were under contract but when the buyer backed out the seller canceled the listing.
