I know a little of what to do from my reading, but if I got too scared (or unsuccessful) is there anyone in the area who would want to manage it as an LTR and what would you charge while following bigger pockets tenant screening, application, and  management processes?  

Go to NETWORK at the top of your screen and you can search for other investors and investment groups in your area.

I know there is a lot more that goes into it (calculating expenses and doing due diligence) but I am just screening with the tools on BP. 

We are very diligent about screening tenants and very proactive with evictions if something happens because we don't want to go 3-4 months without payment as that would completely eliminate the profit.

That is a tricky situation but you could implement stricter tenant screening processes, implement strict rules and consequences for tenants who violate the terms of their lease, try to work with the owners of the surrounding properties to address the issue of problematic tenants, offer incentives for good tenants such as rent discounts or referral bonuses, and consider partnering with local organizations or community groups to improve the area and make it more attractive to potential tenants.
