Then my partner got on the phone with him, extracted some pain, and realized he owed the private money lender money, and he didnt pay him off right away .. ( to our knowledge ) was listed at 525K fully gutted inside ( to the studs ), and we got him down to 450K, we told him we would find him a buyer, and MY buyer came in at 455K, everyone and their moms wanted it for the high three's.

Again me, it pains me that you had this experience w/ us and if we would have been able to get your domain unlocked on Godaddy (which again, we've never seen that and don't have control over) your site would have been up fast and you'd be on your way diving into the tools Carrot offers, diving into our weekly Coaching Calls, etc.

It takes planning and restraining oneself against impulse, and this feels like severe pain to most and they can't tolerate it. 

OK buddy so your strategy is basically to expect all the professional salespersons to sell this product that you want sold as a premium high quality product with all these cool features, bla bla bla, for zero commission, when that comparable house 2 blocks away is offering 3%?

And I'm not a pain to work with ;)

In honesty I would say block them out until you can prove them wrong.

If you are going to short-term rent then you could always block off a certain day for laundry.  

Also sit down and plan if things go wrong and you and her break up, this way it would be less stressful and painful.
