My goal is to buy them with conventional financing, repair them to be rent ready (ideally less than 10K in repairs), and hire a property manager to rent them out.

Don't depend solely on their repair estimates, actually have your guy or yourself walk the property to get a solid number.

He was always doing UN-authorized repairs and then asking me to at least pay for materials.I put the 3 day notice and filed for eviction today. 

The violations are:1) 2004, $3,000 Code 157017 - Repair or replace defective soil pipe. 

Also, any time you accept something like that from the tenant, be prepared for them to later use that as an attempt to leverage something from you (e.g. bizarre repairs, upgraded appliances, bringing in unauthorized pets, etc. - The list goes on forever and ever). 

My husband was not great at keeping ahead on the bills .So the house we are in we have a contract to close on before April 30 th or we lose 27,000.00 down and our home and will have to move my husband has a 6 figure income but I have been trying to repair our credit.its now  at 650 and hoping by April1st  first it would go to 700 then we are safe.But I took out an unsecured loan to pay an Irs tax lien and it was better than all the penalties an interest from the IRS.

Hello everyone,I would like to know if there are any tricks to the trade on how you estimate your repair costs on a house before you submit an offer?

Most of our properties sell at 70%-75% of market value after repairs.

Glass block windows are good.Looks like there is central air.Someone may have to deal with sidewalk out front. concrete is missing in front of the treeDriveway needs a look, looks like the asphalt need repaired/replaced.Roof needs a closer look.

My last offer for $85k was rejected, the property is in a generally good state, might need a new roof in a few years with approximately $5k in immediate repairs.
