I'm looking to purchase an industrial or automotive commercial property to house my classic auto parts business.  

The accounting mechanism of a 1031 is that the adjusted basis moves forward into the new property. 

My question is " Is Quick Flips & Auto pilot a good tool to have for getting started in flipping houses"?

This is where you and the insurance company agree on a value for the building that is usually much less than the Replacement Cost.The standard Home and Auto companies will not be a good fit in this situation. 

How old are the mechanicals?

So I did what any good friend would do I regaled him with the highs and lows of real estate we debated the merits of real estate versus owning other businesses such as restaurants or auto shops etc.

If you've ever used State Auto Insurance Companies for your homeowners coverage, I'd love to know what your experience was like. 

Tough to answer because we don't know the current shape of the property and it's mechanicals (if it's old and needs new plumbing, and/or electric that's gonna cost more than a facelift).

I don't know for certain if that's true, but you know, the banks aren't in it for charity.I also make certain to have the online account auto-pay the minimum, just in case I happen to forget, and, unfortunately, sometimes I do forget.

And still have one streamlined tax filing making maintenance and the mechanics of it quick and easy.
