@Ryan Haines  I have been reading (Listening Audio books) and BP podcasts during my commutes each day to and from work since I have over 30min drive and it has been very helpful in addition I read estate for beginners by Josh and finished guide to flipping houses too, right now reading how to estimate the flip cost (all from Josh) in addition my Audio books were so far Rich dad, poor dad (This book boosted my will to go forward with RE investments) and Think and grow rich, for the podcasts it depends on the subject I randomly listened to at least 10-15 of them and really enjoying them. 

Its current use is an office and photo studio for my wifes business.My question is can we rent this guesthouse out and claim the rental income legally so we can show some land lording experience on paper to banks to get us started?

Good neighborhood, probably rate it an up and coming B area. 4 units. 3/2 house, 2 1bed units and a studio.
