1.5 times the rent if it is a condo in detroit 900 is a little high unless you are in a certain area the rental pool is slowing down as always this time of year you will start to have less qualified renters and less people keeping their showing appointments we have about 300 properties in Detroit and a condo would go for 700 to 850 depending on bedroom count most candidates are section 8 so if you are priced too high for the bedroom count your missing out on about 60%.

.- make sure everything is well lit and inviting, consider staging for the appointment.- offer water or a snack (doubt it has much help but it doesn't hurt)- ask about their profession, stroke their ego a little by asking questions non stop and helping.

If you formed an LLC or Corporation and appointed a parent as designated signatory for the corporation that might work, but this is probably a question for an attorney rather than Bigger Pockets.

I tell them to start the process and then call us back once they know what day they will have their appointment to pick up their voucher and RFTA (Request for Tenancy Approval - IE - Landlord Packet).
