Hey Dave, I invested in Polson where I live maybe we can meet up on some Sunday afternoon when I‘m in Missoula for church.

My General Contractor and I are going to look at it Tuesday Afternoon to see the extent of the repairs, it has been zoned as a Multi-Family Duplex so basically the end buyer can live in one part of the house and rent the upstairs seeing its set up as an apartment to pay for the mortgage.

Well I just listed a flip on Saturday afternoon and have had 37 showings in 2 days.  

Bandit signs are economical and effective, but make sure you look up your city codes, generally it's best to put them out Friday afternoons and pick them up Sunday.

I am a real estate rookie.As of this afternoon, I officially became a home owner and landlord of a 3 family home in Montclair.

For example, if you were planning to replace the roof this afternoon, you wouldn't say that the pro-rated capex for the roof is $5000 each day (even though you're spending $5000 that day) -- you'd still factor in a cost of $5000 every 20 years.Now, it sounds like the question you're trying to answer is about cash reserves.  

It's been high 40s, low 50s in the am here but warms up in the afternoon. 3 requests to landlord have gotten the answer of end of next week.Is there a temperature or timeframe the landlord must comply by?
