He is negotiating the price, did the walk-through and repair estimates.  

Neil's gave me an estimate to place beams and waterproof the basement on my current project.  

I accumulated around 10 portfolio loans with them in a period of 3 years....and then they cut me off.

Zillow lists it as $103,900 and then says Foreclosure Estimate $116,379, sold "as is".

I always think his prices are high until I get other estimates that are always higher.

FYI - I am in the middle of reading J Scotts' Estimating Rehab costs, which is great so far. 

Sit down with them awhile and do some detective work, too, like actually call insurers, trash and utilities, mortgage brokers, tax authority, etc...Your calculations will only be as good as the raw numbers (and I find sellers may give rosy estimations sometimes, rounding income up and expenses down)...
