With a tri or quad, we would require more funding than we would need with a duplex; 3 months of mortgage payments need to be saved in the bank, which is not required for a duplex.

Refinance and use the bank's money for your next down payment. 

really depends on the asset class and price.. each is differenta broker bringing us bank OREO in the low value asset areas just gives us an addresswhen I am doing 500 to 2 mil spec homes that broker does much much more.

Banks will count your schooling as years of work, so despite the lack of long term job expirience it won’t affect you.

As far as timing, they were quick to get the LLC set-up (under two business days), then it was on me to get funds transferred from my 401K and get my LLC bank account set up. 

I learned that in order to use the VA home loan for a multi-unit property you need to have 6 months of mortgage reserves in the bank. 

I went with a local bank and they actually don’t have a seasoning period, which is the main reason I chose them.

I've never bid an estate auction before, in a situation where there's really no floor (i.e. the bank is going to bid what they're owed), so I'm not really sure what should be the way to go about this - and I personally have a lot riding on being the winning bidder.I'm open to hear anything and everything.
