That being said, please note that there may not be any attorneys that are very familiar with the Boarding house ordinances as I'm assuming there are not many around (at least if you are similar to NJ).In this case, it looks like Zoning can deny you in the end if they want.

A full-time agent could be working 40 hours a week as an agent and wasting 30 of them on  meaningless tasks, while a part time agent (with an additional full-time job) could work on their real estate business 10 hours a week and have a similar output.

They are in their 60's with no pensions, retirement plans, or property.I'm planning on helping them to purchase a home soon, possibly using my credit to do so unless we can find an owner finance or similar situation.My question is this: is there a way I could use my credit to help them buy a home while preserving my buying power for future deals that I want to do on my own?

However if you have a 50 line item scope, with each being written similar, he would probably read 3-4 of them scoff at it and move on to another homeowners job (that will most likely be the investor/flippers competition).

@Tom Horan It looks like @Bill S. covered things pretty well above.It is kind of ironic how many landlords, particularly older ones, are adverse to doing 'owner financing' or similar when it can *maybe* solve some of their problems.

That's what seems to really turn areas around .Sounds similar to what happened in Cincinnati in the over the Rhine area although I don't know if Indy hoods were as dangerous .Over the Rhine was called one of the most dangerous neighborhoods in America at one time but now it's a bunch of lofts and looks to be pretty hip .How much would you say prices have increased in Indy areas since a few years ago ?
