I found a very distressed property just around the corner from where I live that just had a "For Sale" sign go up with an agent attached.

But with that comes more expenses, more insurance, more turnover, more cleaning services (I live 3 hours away) - so much more to deal with. 

First problem was a very pushy salesperson contacted me to push my listing live.

I grew up in New Mexico and went to UNM in Albuquerque but have lived in Austin Texas for the past 19 years.

Someone who does this for a living on both the investor side AND the GC side, I can tell you that having a good contractor who knows what he/she is doing is almost priceless.

Purchase price: $46,000 Cash invested: $38,000 Sale price: $68,000 Live in fix and flip, admittedly the cash for deposit was a gift, leaving me time to live in It and fix things up.

I live in one and rent the other for $400 cash flow. 

I had this issue once, at a property that was nearby where I was living. 

If you sold the quad there are costs involved, and then you have to find somewhere else to live.
