If there's no value add (interior or exterior) it's not on my radar. 

The inside of the units are in a state of disrepair and have been poorly taken care of, so there will be a lot of general repairs, painting the interior, replacing most doors, replacing kitchen cabinets and bathroom vanity, replacing kitchen and bathroom flooring, and doing some exterior touch-ups.All four units are currently occupied by tenants paying well under market rent, but still allowing me to break even.

A “Standard” cosmetic rehab we include: All New Flooring (carpet and hard surface floors), Interior and Exterior paint, baseboards, electrical and plumbing fixtures, new kitchen and bathrooms (including cabinets, granite, appliances), blinds and window treatments, doors and a little bit of landscaping such as a flower bed or some plants.

Rehab: $6400, this included painting the entire interior, repair front porch concrete, landscaping, new doors, new electrical panel, and a ton of miscellaneous items. 

As long as the interiors of the cabinets are decent, they look like they are in good condition.

I am looking for recommendations for a GC to do interior and exterior renovations on 8-10 unit multi-family property.
