I have a 3 family, in Central PA, that cash flows $150/M ( tough to raise prices more right now in the area i have the property), i bought the place in April of 2016, the house is now valued a little more than what i bought it for, i am not loosing money, but i have also now had a year and a half ( 18 months) of my mortgage paid by the tenants which is equal to about $5000 back in equity that  did not come out of my pocket, which is equal to 4.5% return on the purchase price or 3% return/ Gain on equity per year, plus my deductions.
