I've been working on the last 2 weeks in building out my educational foundation in real estate, specifically on wholesaling.I don't have a buyers list yet, no marketing yet, just working on education and networking.I'm attending my first REIA meeting tomorrow night and I want to make sure that I squuuueeeze as much value out of it as possible in the short amount of time that I have.

I did get copy of lease and looks like landlord is responsible for taxes and insurance and structure of building but tenant is responsible for hvac, plumbing, electrical basically anything besides roof, walls and foundation.

For income, I'd do this even at the cost of having to reinforce the garage walls and/or foundation; 3rd build a new 2 story multi-unit structure for yourselves behind the existing garage so as to maximize rental income from the extra unit(s).
