I personally am a big fan of the multi-families in town but they are not easy to come by and obtain when they do.

Been a big fan of BP website and podcasts. 

I prefer to rent by unit as I am not a fan of renting by room.

@Kyle Kinkead likes others have and will say, shop around local and create relationships with banks where you want to do business.For your operating accounts and savings, I am a big fan of Chase since they seem to be everywhere that I work but they also have great online functionality.

I’ve tried wholesaling but not a huge fan.

My tenants get to upgrade something they’ve been wanting like a new toilet, microwave, paint a couple rooms, ceiling fans, etc.

I'm not a big fan of renting out bedrooms in a sfr, as it can become quite messy with who claims ownership in the common areas. 

So thanks for that.I know we are not a big fan of Rental Arbitrage here and neither am I, but I have my 3rd STR under contract that is falling through due to appraisal issues (lagging comps compared to current listing prices).
