Good luck getting appliances that fit through non-standard sized door ways. etc. etc. 

 I’m purchasing appliances for a property I intend to rent.  

Since I work on appliances I see bad TTs in A areas and great ones in D areas.

Example: Dirty/greasing appliances- Trash around the kitchen or bathroom floor: Boxes in the hallways ( not blocking stairs/windows): Clothing or toys on the floor causing me to step on them to get to another corner of the room: Belongings piled on the deck/ in the shared shed that don’t even belong outdoors: Toilet bowls never been cleaned: 

Appliances are being delivered and installed on Sunday and the floors are currently being worked on!

This home also has an extended covered patio in the backyard, 2 car parking garage, high speed internet, appliances and a security system installed.

You could have a duplex and software would show you the same results for both units for ADR and Occupancy but if one side has a hot tub, high end appliances, bikes, etc, you are going to command a completely different price then the other one that has none of that. 

Doors run a few hundred apiece and a typical appliance package will run about $2k.

When I purchase a property I rip and replace anything that is aged beyond 1/2 of it's useful life, including appliances and HVAC system. 

New stove CHEAP from used appliance store (plenty in KC).
