@Kendall LuelfI'm not one to argue with another person's investment strategy,  but one must compare apples to apples--cash on cash return is great, but somewhat misleading unless one makes all their calculations that way--in which case 20-50% is fair at best (our most recent is near infinite given nothing but a small amount of earnest money down).

Answer: the 0% 20 year noteIf I decide to refinance tomorrow and pay off the 0% loaner I need to pay him $158,210, but if I were to have the 5% 30 year loan I would owe the loaner only $100,000.So I would argue, yes, the 0% note is in the best interest of the home owner.

I like the idea of increasing the normal security deposit, instead of charging a pet deposit or fee because a pet deposit could cause you to have to argue whether the pet or the children ruined the carpet.

The school systems on the Southside are terrible. ( Jonesboro, College Park, Riverdale are in Clayton County and South Fulton school districts which I would argue are probably in the top 5 worst school districts).
