Got a response from one of my marketing pieces and here's the scenario:Unfortunately an older woman's husband passed recently, Her and Her Daughter are looking to sell the house and move down to Florida together.

It is an older family trying to sell this property.

At first blush it looks like a $290k asking price home would demand $179-250 per night and the season is most of the year. 

Home sales have seasons, assuming of course your market in general has not started a long term turn.

I just wanted to clarify the rules when doing a cash out refinace.Buy all cash- no 6 month seasoning required?

I love them til death do us part though... and most seasons I Wonder if they'll be the catalyst for the death part ;)

The issue I see with this is the old housing does not really work with modern living, so such a renovation allows for an older house to be reinvented to better match modern needs.With that being said, current new duplex design should be solving alot of these issues. 

As our girls are getting older and starting to travel their more we are getting tired of hotels. 

If you go two blocks over it looks much worse, but it is investors like us that are taking these older properties and bring them back to life. i was looking at this complete gutjob - https://www.har.com/2720-truxillo-street-6/sale_59...It could be a decent investment, assuming i could get them to go about half the price they're asking.

It is older (1985) and consistently rents with negative cashflow (~$150) per month.
